Once all the hard work of locating your “Dream Home” is done the time comes
to present an offer to purchase to the seller. Before we can actually write
up the contract there are a few more things that we need to do.
Thanks to technology, I will do a search of properties that may have
sold recently that are similar to the home you have chosen. This is called
a CMA (Comparable Market Analysis) and allows us to get a good idea as to
whether the asking price of a property is fair and reasonable. During this
process I will also try to find out any other pertinent information about
the property and the sellers.
Once we have gathered as much information as we can, we will sit down and
come up with an offer. It is important that the offer you make is fair and
based upon good information. The next step will be to fill out the
appropriate Real Estate Purchase Contract. These contracts are standardized
by the Texas Real Estate Commission and are the results of lots of work by
lots of people. During the process of filling out the contract I will
explain each paragraph and step. This is a legal form and has obligations
for both the buyer and the seller so it is important you understand all of
it. I STRONGLY RECOMMEND YOU OBTAIN THE SERVICES OF A QUALIFIED REAL ESTATE
ATTORNEY TO ANSWER ANY QUESTIONS YOU MAY HAVE.
Next, as your representative I will present your offer to the seller’s agent.
This is where the negotiating aspect of my job comes in. Since I work
exclusively for you, it is my job to obtain the best terms possible. I love
to negotiate so this is one of my favorite parts of my job!
Once we have successfully negotiated a price that is acceptable to both
parties a clock begins ticking. It is important that you understand all the
different time schedules involved in buying a home. Loan
applications, building inspections, appraisals, surveys and termite
inspections are some of the items you may have to take care of and many
of them have to be done within a specified time. The good news is that I
will be there to assist you and make sure we stay on track.
